How do I buy from abroad?

You appoint HomeBridge as your representative through a private mandate. We source, negotiate, coordinate legal due diligence and supervise closing on your behalf. You review and approve every material decision remotely.

Do I need to be Salvadoran to invest?

No. Although our practice is built around the Salvadoran diaspora, El Salvador imposes no nationality or residency restriction on foreign real estate ownership. International investors hold title on the same terms as locals.

Do I need to travel to El Salvador?

No. The entire acquisition can be completed remotely, using a Special Power of Attorney at a Salvadoran consulate or an apostilled Power of Attorney from your country. Many clients travel for the closing — but it is a preference, not a requirement.

How is the process structured?

Discovery → Strategy → Due Diligence → Acquisition → Stewardship. You receive a written report at every phase, and every document is stored in your Client Portal.

How do I sign documents from abroad?

Through a Special Power of Attorney granted at a Salvadoran consulate, or an apostilled document from your country. HomeBridge coordinates the exact wording and the notary schedule.

How do I send funds safely?

Wires go through regulated escrow structures with international and Salvadoran correspondent banks. We never touch client funds. Every wire is documented for AML compliance and future repatriation.

What taxes should I expect?

Transfer tax on acquisition, annual real estate taxes, and income tax on rental yield. HomeBridge coordinates with your accountant on both sides of the border to avoid double taxation.

What if I want to rent it out?

We can help with the rental process for standard rentals — finding a tenant, reviewing lease terms, and looking after your interests. We do not operate as property managers. If you need short-term rentals, such as Airbnb, we can refer you to trusted allies.

Can HomeBridge manage the property while I'm abroad?

Yes. We can manage your property while you are abroad, coordinate with trusted local partners, and present regular reports so you can make decisions remotely. For short-term rentals such as Airbnb, we can also refer you to trusted allies.
